Even though the weather is cooler, the seller’s market is still hot! Buyers will FALL for your house this season! Here’s 6 reasons why you should sell in the Fall.
Reason #1: A more serious buyer pool
Spring and summer definitely bring out many potential buyers but they don’t always make an offer. Often, they are “lookers” that enjoy spending nice sunny days looking at beautiful homes in the areas they live in. They may not necessarily be in the market to buy and are oftentimes just “kicking the tires” to see what’s out there and/or to get decorating ideas. Also, with so many homes on the market to choose from, their timeline could be extended and they may wait to make an offer.
But once the leaves start to change colors, the serious buyers start searching. They have spent time over the summer doing their research and are likely to know what they want and how much they’re willing to spend. They will likely be pre-approved and have done the necessary steps to make an offer quickly. With the holidays approaching and cold weather looming, a quick closing will be their goal.

Do you enjoy shopping at Costco at 9 am on a Saturday? Well that’s what the summer real estate market is like almost every day of the week. Many buyers prefer to shop when the crowds have thinned and they have a better chance of getting what they want without the hassle of multiple offers and over-scheduled showings.
Reason #3: Different buyer demographics
Spring and summer buyers are usually rushing to make a move in the 2-month window before a new school year starts. Empty-nesters and millennials are choosing to wait out the rush and avoid the high season. Also, businesses that are bringing in new employees from other locations tend to wait for the fall when the rates tend to drop.
Reason #4: More time for home improvements
Spring and summer is the best time to make those small improvements that can add real value to your home and increase your listing price significantly. You can’t paint the exterior of your home during a Michigan winter, so take advantage of the warm seasons to prep your home for the market so you can get top dollar on your sale.
Reason #5: They have more time to search
Spring and summer are very busy months for travel and activities and a large portion of the buyer pool just isn’t in town or have the time to move during this time. Life slows down in the fall, freeing up time to research, target and tour the areas and homes that buyers are serious about.
Reason #6: Weather
You make think fall and winter weather are a detriment to house hunting, but really they let buyers see the house in all types of environments. Homes look very different on a bright sunny day with pretty flowers blooming than they do with no leaves and piles of snow. That said, buyers that are serious will want to know what the home will look like without the “lipstick” so they can get the real picture of what they’ll be getting.
